The Second Showing
Having looked at several different condominiums and mapping them to your checklist, a few will stand out. It is these few you want to consider for a second visit.
The purpose of the second showing is to confirm your initial impressions of the unit and answer any questions or concerns you have about the unit. This is the time you need to delve into the detail – physical, legal and financial.
At this stage, there are several things you want to do and questions you want answered. But don’t feel overwhelmed – This is where your Ripco Real Estate agent comes in to quickly get you the answers you need.
Following are some recommended actions you take when seeing a unit for the second time
- Get a copy of the following from the seller:
The association bylaws and financial statement
Building insurance policy
Any unit disclosures - Talk with the building manager. He or she is a wealth of information. Ask questions about the building, the unit and the seller.
- Look around the building. Take a closer look at the general maintenance of the building. Are the lobby and clubhouse facilities clean and in good condition? The condition of these areas reflect the association’s efforts and expenditures in keeping up the building
- Talk with the residences. Introduce yourself and ask them their opinion on the how the building is operated and maintained. If available, pick up a building newsletter and read the bulletin boards.
