Quick answer: Calgary's condo apartment benchmark price fell to $291,400 in September 2026. That's down more than 1% from August and more than 8% from September 2025. Sales picked up from August to 343, and months of supply held just above five months. But there are still too many condos for sale compared with buyers, and that keeps pushing prices down. Even after adjusting for the usual fall slowdown, prices are still falling. For now, Calgary's condo market favours buyers.
Key Takeaways
- Sales are recovering: 343 sales, up 3.3% from August. Sales are still down about 14% from last year, but the drop isn't as steep as it has been.
- Supply stopped climbing: Inventory fell 4% from August to 1,816 units, and months of supply held at 5.29.
- Prices are still falling: The benchmark price is $291,400. That's down 1.35% from August, 8.28% from a year ago, and still falling after adjusting for the season.
- Buyers have room to negotiate: Condos sold for 96.09% of list price on average and took 55 days to sell.
- Fewer new listings: 717 new listings, down nearly 23% from last year. That pushed the sales-to-new-listings ratio up to about 48%.

What's Happening in Calgary's Condo Market Right Now?
September brought some good news and some not-so-good news.
The good news: sales are improving. Calgary condo sales rose from August to 343. They're still about 14% below last September, but that's a smaller drop than earlier in the year. New listings also rose slightly from August to 717, and the sales-to-new-listings ratio held at about 48%.
Sales rising faster than new listings did two things. Inventory fell about 4% from August to 1,816 active listings. And months of supply stopped climbing, holding just above five months.
The not-so-good news (if you're selling): there are still more condos for sale than buyers want, and there have been for most of 2026. That's what has kept prices falling all year.
Are Calgary Condo Prices Dropping?
Yes. The Calgary apartment benchmark price fell to $291,400 in September 2026. That's down 1.35% from August and 8.28% from September 2025, when it was about $317,700. A typical Calgary condo now costs roughly $26,000 less than it did a year ago.
Is the drop just seasonal?
Not entirely. Prices usually soften a bit in the fall, and some of September's drop is that. But even after adjusting for the season, Calgary condo prices are still going down. The real cause is too much supply, not the time of year.
Is Calgary a Buyer's or Seller's Market for Condos?
As of September 2026, Calgary's condo market favours buyers:
- 5.29 months of supply. If no new listings came on, it would take more than five months to sell every condo on the market.
- 55 average days on market. Up from about 51 days, so buyers aren't being rushed.
- 96.09% sale-to-list price ratio. On a $291,400 condo, that's roughly $11,000 between asking and selling price.
- Prices still falling month over month and after seasonal adjustment.
What to watch: sales are rising and fewer new condos are being listed. If that keeps up, the extra supply will shrink and prices should eventually level off. We're not there yet.
Is Now a Good Time to Buy a Condo in Calgary?
For many buyers, this is one of the better windows we've seen in a while:
- Lower prices: the benchmark is more than 8% below last year.
- Plenty of choice: 1,816 active listings.
- Negotiating power: sellers are averaging about 96% of their asking price, so offers below asking are realistic.
- Time to do it right: with 55 days on market, you can review the condo documents, the reserve fund study and the condo fees properly before you commit.
First-time buyers, downsizers and investors should all be watching closely. As sales keep improving and supply shrinks, buyers will have less leverage.
What Should Calgary Condo Sellers Do Right Now?
Straight talk: when prices are falling, pricing your condo above the market doesn't get it sold. It just makes it sit. If you're selling a condo in Calgary this fall:
- Price it on today's numbers, not last year's. Values are down about 8%. Pricing to last spring means chasing the market down.
- Make the most of fewer new listings. New listings are down nearly 23% from last year, so a well-prepared unit can stand out.
- Get it show-ready. Clean, staged, with professional photos. Buyers are comparing hundreds of options.
- Have your condo documents ready. Bylaws, meeting minutes, financials and the reserve fund study. Having them ready speeds up conditions and gives buyers confidence.
